Working with a custom builder: discussing a home plan with prospective clients

Working with a custom builder is different to working with a volume builder. The process can involve a few more decisions, but it’s incredibly rewarding. When you build custom, you have the potential to create a home that delivers everything you need, on the block you already have. Here’s what to expect at each stage.

Why choose to work with a custom builder?

A volume builder offers a set range of plans that you adapt your life to. A custom builder designs the home around you: your block, orientation, views, budget and the way your family lives. Our guide to custom vs volume builders explains the differences in more detail.

The timeline when working with a custom builder

1. Initial consultation for design and brief
The design process is a large part of building a custom home. Initially you’ll discuss what you’re looking to build and the design possibilities. This gives your builder a clear picture of what you want in your home, and you’ll learn more about their services and approach.

2. Site meeting
A site meeting involves looking at the land you’re planning to build on. This includes factors such as building orientation, views, slope, drainage and any other requirements affected by the land.

3. Design meeting and early costs
The planning and requirements of your build are reviewed so you’re both clear on the objectives and the step-by-step process. This is also when you get an indication of budget. At Bluewood Homes, this starts with our complimentary Core Feasibility Assessment, which gives you an estimated investment range before you commit. Settling your design early reduces changes of mind that lead to extra costs later.

4. Building agreement
At this point you can view working drawings, along with finalised site costs and other parts of the budget. Review all documentation, then make the final decision about whether to proceed. This is when things start to get exciting.

5. Design and interior design development
The best part of working with a custom builder is that the home is created to suit your lifestyle and needs. Your builder guides you through the design and selections process to create a home within your budget that still feels right for your family.

6. Pre-construction documentation, final drawings and contracts
You’ll review finalised drawings and plans, and contracts and approval applications are prepared. Your home is also covered by the Queensland Home Warranty Scheme through the QBCC. Once everything is settled, you sign the building contract and construction can begin.

7. Construction phase
Good communication with your builder matters most during construction. Your builder should keep you updated throughout, so standards are met and nothing is missed. Our stages of building a house guide explains each construction stage.

8. Handover
Now for the most exciting part. After the final payment is made and the build is complete, your new custom home is handed over to you.

Questions to ask before working with a custom builder

Before you sign, it’s worth asking a few questions so you know exactly how the relationship will work:

  • Who will I deal with? Find out whether you’ll speak with the same people from design through to handover.
  • What’s included as standard? Ask for a clear inclusions list, so you can see what’s in the price and what’s an upgrade.
  • How are site costs handled? Sloping, narrow or flood-affected blocks can add cost, so ask how site works are assessed and priced.
  • How will I be kept informed? Ask how often you’ll get updates during construction and how to raise questions.
  • Can I see recent work? Projects like our Riverside House show how a builder approaches a real site from brief to handover.
